- Property maintenance & nuisances: Lots must be kept free of rubbish, weeds mown, and yards neat. No noxious or offensive activities. Abandoned or inoperable vehicles cannot be stored visible from other lots or streets. Overnight street parking of trucks, pickups, or trailers is prohibited; only passenger cars and pickups may park in open carports.
- Pets & livestock: Dogs, cats, or other household pets are allowed but not for commercial breeding or boarding. Horses may be kept for single-family use subject to county rules and Committee approval. No other livestock or poultry.
- Signs & temporary structures: Only one sign (max 5 square feet) advertising the property for sale or rent is allowed, plus builder signs during development. No temporary structures (trailers, tents, etc.) may be used as a residence.
- Term of restrictions: These covenants run with the land until August 3, 2003, then auto-renew for successive 10-year periods unless a majority of lot owners amend or revoke them by a recorded instrument.
