Copperwood is an age-restricted (55+) condominium community in Sun City West, AZ — you own your unit and share common elements, with the association maintaining exteriors and common areas. These governing documents (Bylaws, Rules & Regulations, and Declaration of Covenants) apply to all unit owners and residents.
- Age restriction (55+): Each unit, if occupied, must have at least one person 55 or older, and no one 18 or under may reside there. Temporary guests are excepted.
- Leasing & rentals: Leases must be in writing and subject to all governing documents. The owner must give the board written notice of tenant names and lease duration, and provide tenants with a copy of the Rules & Regulations.
- Pets: Only generally recognized house pets allowed; dogs and cats must be on a leash when walked off the owner's premises, and excreta must be removed. Pets may not be walked in common areas or be a nuisance.
- Architectural review: No exterior alterations (painting, additions, landscaping, etc.) may be made without prior written approval from the Board or Architectural Committee. Plans must be submitted; approval is deemed if not acted upon within 30 days plus the next board meeting.
- Parking & vehicles: No mobile homes, boats, RVs, trailers, or commercial vehicles may be parked or repaired on lots or common areas. Short-term parking (loading/unloading) allowed up to 72 hours per calendar month.
- Assessments & fees: Monthly assessments are set by the Association; changes require a majority vote. Late payments incur a charge of the greater of $15 or 10% of unpaid amount. The Association has a lien on the unit for unpaid assessments.
- Insurance: The Association carries master insurance on all dwelling units (fire/casualty). Owners must insure their personal property and contents; the deductible may be passed to the owner if applicable.
