Wildhorse Ranch is a single-family home HOA in Chandler, AZ. You own your lot and house, and the association maintains common areas and enforces rules through an Architectural Review Committee. The declaration binds all owners, residents, and guests.
- Architectural review: Prior written approval is required for any exterior construction or modification. The Architectural Review Committee (ARC) has 45 days to review complete applications; if no decision, you can demand action, and failure to disapprove in 30 days results in deemed approval. ARC may charge a review fee and can condition approval on a compliance deposit.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed only if not visible or detectable from outside, no customer traffic, no employees who are not residents, and no hazardous materials beyond normal household use.

- Pets & animals: Only domestic pets (dogs, cats, birds) are allowed, not for commercial purposes. The board determines a reasonable number. Dogs must be leashed (max 6 ft) off the owner's lot and feces must be removed. The board may ban pets that bite or are a nuisance.
- Signs & flags: No signs visible from neighboring property without ARC approval, except flags protected by Arizona law (A.R.S. §33-1808). The board may regulate flag size, number (max 2), and flagpole height (no taller than the roof).
- Nuisances & maintenance: No rubbish, odors, or loud noises. Owners must keep lots clean, especially during construction. Trash containers must be screened and only placed out for collection. Landscaping must be installed within 90 days of purchase from declarant, subject to ARC approval.
