What Canterra at Springer Ranch II's governing documents say
Canterra at Springer Ranch II is a standard single-family home HOA in Glendale, AZ. You own your lot and house; the Association maintains common areas (e.g., landscaping, pool, spa). All homeowners automatically become members and pay assessments for common expenses.
- What you own & maintain: You are responsible for interior maintenance, roofs, exterior walls, windows, private yards, landscaping, and pest control. The Association maintains common areas and pays for common utilities, insurance, and facilities like pools and spas.
- Assessments & fees: Annual assessments are set by the Board, initially capped at $360 per lot per year, with annual increases tied to the Consumer Price Index (without member vote). Special assessments for capital improvements require a 2/3 vote of members. Unpaid assessments bear 18% interest and can become a lien on your property.
- Architectural review: No exterior changes (fences, walls, patios, antennas) may be made without prior written approval from the Board or architectural committee. If no response within 30 days, approval is deemed given.
- Leasing & rentals: Leases must be in writing and subject to all governing documents. Tenants must agree to comply. A lease violation by the tenant is a default under the lease.
- Pets & animals: Dogs, cats, and other household pets are allowed in reasonable numbers, subject to Association rules. No animals may be kept for commercial purposes, and no animals causing annoyance or obnoxious to neighbors are permitted.
- Parking & vehicles: No boats, campers, or inoperable vehicles may be stored where visible from other lots or streets. Parking on common areas is restricted to designated visitor areas; vehicles in restricted areas may be towed at owner's expense.
- Use restrictions: All lots are for residential use only. No business activities, temporary structures, or signs (except one 5 sq. ft. 'for sale' sign) are allowed. Clotheslines must be confined to patios and screened from view. Satellite dishes up to 39 inches are allowed.
- Dispute resolution: Disputes with the developer over construction defects must go through negotiation, mediation, and then binding arbitration (unless exempted). The Association must get member approval for most lawsuits beyond enforcement actions.
