Chaparral Village III is a single-family residential subdivision in Glendale, Arizona. Lot owners maintain their individual properties but face strict architectural review: nearly any visible exterior change requires prior written approval from the Architectural Control Authority, whose decisions are final and binding.
- What you own & maintain: You own and must maintain your lot and dwelling. Adjacent lot owners with common walls share cost-sharing obligations: if one owner's negligence damages the wall, that owner pays for repair; if caused by other factors, both split costs equally.
- Architectural review & exterior changes: Nearly any visible change—painting, landscaping, adding structures, installing HVAC or solar—requires prior written approval from the Architectural Control Authority, whose decisions are final. All structures must be new construction; relocating existing structures is prohibited.
- Residential use only: All lots are restricted to residential use only; no business operations or professional practice may be conducted on your property.
- Vehicles, parking & repair: Trucks, trailers, campers, boats, and large RVs are prohibited visible from neighboring properties, except for emergency repairs, construction facilities, and guest vehicles (limited to 7 days per 6 months, max 205" long, 75" tall, 80" wide). All vehicles must be garaged or carported when available; vehicle repair and inoperable vehicles cannot be visible.
- Pets & animals: A reasonable number of domestic pets are allowed, kept solely as house or yard pets. Pets must not create unreasonable noise or nuisance, no animal structures are allowed visible from neighbors, and the Architectural Control Authority resolves disputes.
- Leasing & rentals: You may not lease less than your entire lot, and all leases must be in writing and require the lessee to comply with all Declaration terms; non-compliance is a lease default.
- Antennas, utilities & signs: Antennas, satellite dishes, and transmission devices are prohibited outdoors unless approved. All utility lines must be underground or concealed in approved structures. Signs are prohibited except legal notices, one residential ID sign (≤36 sq. in.), and one 'for sale'/'for rent' sign if approved.
- Trash, storage & other restrictions: Garbage and trash must be in covered, approved containers not visible from neighbors (except during collection). Additional restrictions include no clotheslines visible from street, no outdoor burning except residential barbecues, propane fuel tanks ≤15 gallons (for barbecues), and no reflective materials on windows.
