You own your Lot (land and dwelling) and share responsibility for the community's common areas through annual assessments. The association exercises strict architectural control over exterior changes and enforces detailed use restrictions.
- What you own & maintain: You own your individual Lot and are responsible for your dwelling and improvements on it. The association owns and maintains the common areas, funded by assessments levied per Lot.
- Architectural review & restrictions: Most exterior changes—landscaping, fences, roof equipment, antennas, exterior paint, alterations—require prior written approval from the Architectural Committee if visible from neighboring property. Approval is required even for initial front-yard landscaping (due within 90 days of purchase).
- Assessments & move-in costs: You pay annual assessments (amount set by board), a one-time Working Capital Contribution equal to 1/6 of the annual assessment, and a Reserve Contribution equal to 1/6 of the annual assessment when you buy. When purchasing from another owner (not the Declarant), you also pay a transfer fee set by the board. Annual assessment increases are capped at 20% per year.
- Single-family residential use only: The community is restricted to single-family residential use; no business operations, trade, profession, or gainful occupation is permitted on any Lot. You can lease your home to a single family, but must notify the association of the lease term and lessee names.
- Vehicles & parking: Vehicles parked on your Lot or street cannot exceed 8 feet in height or 24 feet in length if visible from neighboring property. Commercial vehicles, mobile homes, travel trailers, boats, and campers are prohibited, except pickup trucks (3/4-ton or less) with camper shells ≤7 feet tall and mini-motor homes ≤7 feet tall and 18 feet long used for regular transportation.
- Pets: A reasonable number of generally recognized house or yard pets are permitted, but the board determines what qualifies as a domestic pet and whether the number on a property is reasonable.
- Voting & membership: All Lot owners are members of the association with one vote per Lot. Your voting rights suspend if assessments are more than 15 days delinquent, and remain suspended until the account is current.
