Colter Terrace Villas is a 16-unit condominium (horizontal property regime) in Glendale, AZ. You own your apartment's interior airspace and share ownership of the common elements. The association maintains the building's exterior, common areas, and carries master insurance, funded by assessments levied per unit.
- What you own & maintain: You own the interior surfaces, appliances, and the private patio/yard area. You must maintain and repair the interior, doors, windows, HVAC systems, and landscaping in your patio/yard. The association maintains all common elements (exterior walls, roofs, foundations, common areas, etc.) and may charge you for repairs caused by your negligence.
- Permitted use & occupancy: Units are restricted to single-family residential use only. No business, profession, or trade is allowed. Leasing is permitted, but only to a single family. No further subdivision of a unit is allowed.
- Pets & animals: No dogs, cats, or other animals may be kept without prior written board approval. The board may consider the effect on neighbors and common areas and impose conditions. Pets must not defecate or urinate outside the owner's patio/yard area.
- Leasing & rentals: Leasing is allowed subject to all declaration provisions. Each unit may be rented only as a whole (no partial rentals) and only to a single family. No minimum lease term is specified in this document.
- Architectural review & exterior changes: Any improvement or alteration that changes the exterior appearance (including fences, walls, color schemes, materials) requires prior board approval. Exceptions: patio/yard improvements not visible from neighboring property do not require approval. The board may reject plans based on aesthetics or harmony with surroundings.

Boats, RVs, trailers, campers, and similar vehicles may not be visible from neighboring property for more than 24 consecutive hours or 48 hours total in a 7-day period. No parking on streets or private drives without board approval.
- Nuisances & restrictions: No nuisance, rubbish, odors, or exterior sound devices (except security) are allowed. Outside clotheslines must be concealed in a fenced area. No antennas (except common ones) outdoors without board approval. No trees or shrubs may overhang common areas below 12 feet without board approval.
