What Garden Lane, a Condominium's governing documents say
Garden Lane is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common areas with all other unit owners. The association maintains the building exteriors, common elements, and amenities, funded by equal assessments on each unit. All units must be used as a single-family residence, with restrictions on leasing, pets, parking, and modifications.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceilings) and are responsible for maintaining everything inside, plus your unit's exterior doors, windows, AC unit, heater, water heater, and patio floor. The association maintains the building structure, roofs, common areas, landscaping, and parking.
- Leasing & rentals: Leases must be in writing, for a minimum of 90 days, and for the entire unit (no partial rentals). You must provide the association with a signed copy of the lease and proof that tenants pass a felony background and credit check at least 10 days before the lease starts. You are responsible for any violations caused by your tenants.
- Pets: Up to two dogs per unit, plus a reasonable number of other common house pets (like cats) — no other animals, birds, or livestock. Dogs must be leashed (6ft max) and never left to relieve themselves on common areas. No pet structures visible from outside the unit.
- Parking & vehicles: Each unit gets one assigned covered parking space for a 'Family Vehicle' (cars, SUVs, minivans, small pickups). No commercial vehicles, boats, RVs, or trailers may be parked except for temporary loading (max 8 hours per day). Inoperable vehicles must be removed within 3 weeks. No parking on private drives or in non-designated stalls.
- Architectural review: Most exterior changes (visible from outside) and any structural modifications require prior written board approval. For second-story units, hard surface flooring (tile, wood) requires sound-dampening approval. Nonstructural interior changes that don't affect mechanical systems or exterior appearance do not need approval.
- Noise & nuisances: No loud noises, odors, or activities that disturb other residents. No exterior speakers or sound devices without approval. No unsightly trash, junk, or clutter on patios or common areas. No clotheslines or drying racks visible from outside.
- Signs & antennas: No signs visible from outside except a small name/address sign on the door. 'For Sale' or 'For Rent' signs are prohibited without board approval. Small satellite dishes (under 1 meter) may be allowed on balconies/patios if screened and approved by the board.
