Coral Gables Homeowners Association is a single-family home HOA in Glendale, AZ. This document is the architectural review rules and procedures, not the full CC&Rs. It governs how homeowners must get approval for any exterior changes, new construction, or landscaping.
- Architectural review: All exterior changes—including new construction, remodeling, landscaping, walls, and site lighting—require prior approval from the Architectural Committee. Preliminary plans must be submitted before final working drawings. Final working drawings must be approved before construction starts.
- Approved architectural styles: The Committee encourages 'contemporary Spanish', 'Territorial', 'Spanish Colonial', and 'Santa Barbara' styles. It aims for aesthetic integrity, compatibility, and preserving property values.
- Minimum square footage: Homes must have at least 3,000 square feet of above-grade livable space. For two-story homes, at least 60% of that must be on the ground floor.
- Walls & fencing: All perimeter walls must be block, stuccoed, and painted to match the residence. Front yard walls within 25 feet of the building setback cannot exceed 3 feet in height; rear yard walls cannot exceed 6 feet. Wing walls must be compatible and cannot extend past the front of the house.
- Landscaping requirements: A preliminary landscape concept must be approved, then final irrigation/landscape working drawings. All ground must be covered with organic ground cover (1-gallon plants max 36" on center or flats max 12" on center). Recommended turf-to-groundcover ratio is 60% turf, 40% groundcover. Minimum tree sizes: one 48" box, one 36" box, and one 24" box per 1,000 sq ft of landscape area.
- Application fees & process: Applications require four copies of plans. A $250 fee (payable to the Association) for independent architectural review is required; if plans are complex or resubmitted, the fee may increase up to $500 total. The Committee must approve or deny within 30 days. Denials include written reasons. Resubmission and a hearing appeal process are available.
- What this document doesn't cover: This document only covers architectural control rules. It does not address other common HOA rules like pets, leasing, parking, assessments, or use of common areas. Those would be in the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs).
