This document is the Declaration of Covenants, Conditions and Restrictions for Glendale Airport Hangar Alpha Association, an Arizona non-profit corporation governing a hangar community on leased land at Glendale Municipal Airport. It applies to owners of hangar units in Building A and common area ramp—not a residential neighborhood. The association collects assessments to pay ground lease, maintain common areas, and insure the property.
- What you own & maintain: You own a possessory interest in a Hangar Unit (an aircraft hangar) and an easement to use the Common Areas (ramp, office, restroom, internet). You must maintain the interior of your hangar, including doors and floor, keep it clean and orderly, and keep the apron free of oil and grease. The association maintains the exterior, roof, common areas, and pays the ground lease to the City.
- Permitted uses & restrictions: Hangar units may only be used for aircraft storage and related operations. No residential occupancy, no animals, no antennas without approval, no roof penetration, no signs without approval, no nuisance, and no interference with utilities. Aircraft operations must comply with all FAA, City of Glendale, and airport rules.
- Leasing & rentals: You may lease your hangar unit, but the declaration does not specify a minimum lease term. Lessees are subject to all rules, and the owner remains responsible for assessments and compliance.
- Insurance: Each owner must carry aircraft liability insurance of at least $1,000,000 combined single limit per occurrence, naming the City of Glendale as additional insured. The association carries general liability and property insurance for common areas. The association does not insure your hangar contents; you need your own policy.
- Assessments & fees: The board sets annual assessments to cover ground lease payments, common area maintenance, insurance, utilities, and management. Assessments are due as determined by the board (monthly, quarterly, or annually). Delinquent assessments accrue interest at 18% (if sued) or 12% (if lien filed) and may result in lien foreclosure. All hangars in Building A pay the same ground lease share.
- Architectural review: No formal architectural committee exists until members decide to create one. Until then, the board has authority over exterior changes, including antennas, HVAC equipment, signs, and any improvements. Written approval is required for many exterior alterations.
- Enforcement & self-help: The association, City, or any owner may enforce the declaration. In case of a breach that could jeopardize the master lease, the board may, after notice (or immediately in emergencies), enter the unit, remove the violation, disconnect utilities, or padlock the hangar.
- What this document doesn't cover: This is a full declaration; it does not address rules for other hangar rows, T-shades, or vacant land on the leasehold. It also does not specify pet rules beyond the prohibition of animals, nor does it cover residential amenities like pools or clubs.
