What Glendale Airport Hangars Covered Tiedowns Association's governing documents say
Glendale Airport Hangars Covered Tiedowns Association is a non-residential community for aircraft hangar and tiedown units at Glendale Municipal Airport. Owners hold a possessory interest in a specific tiedown Unit under a master lease from the City of Glendale. The Declaration governs use of these Units and common areas, focusing on aviation operations, safety, and compliance with City and FAA rules. Units cannot be used as a residence, and no animals are allowed.
- What you own & maintain: You own a possessory interest in a specific covered tiedown Unit (a stall for parking an aircraft). The Association maintains common areas (ramps, taxiways, roof, exterior walls) and pays the master lease payment to the City. You are responsible for the interior of your Unit, including the main hangar door, electric opener, floor cleanliness, and any owner-installed improvements.
- Permitted uses & restrictions: Units may only be used for aircraft storage and related aviation purposes. No residential occupancy, temporary or permanent, is allowed. No animals may be kept on the Property. Trash must not accumulate, and no nuisance (odors, excessive noise) is permitted. All operations must comply with Glendale Airport Minimum Operating Standards, Rules and Regulations, and FAA rules.
- Aircraft & liability requirements: Aircraft must not be operated negligently or under the influence. Each Owner must carry aircraft liability insurance of at least $1,000,000 per occurrence (combined single limit), naming the City of Glendale as an additional insured, with 30 days' notice of modification or termination. Owners must also supply fire extinguishers as required by the Glendale Fire Department.
- Assessments & fees: The Board sets annual assessments for each Unit to cover the Owner's proportionate share of ground lease payments, insurance, maintenance of common areas, utilities, management fees, and other expenses. Assessments may be collected monthly, quarterly, or annually. Special assessments may be levied for extraordinary expenses. Unpaid assessments accrue interest at 18% (if sued) or 12% (if lien), plus attorneys' fees, and the Association may file a lien and foreclose.
- Architectural & exterior rules: No exterior antennas, signs, or air conditioning/heating units may be installed without prior Association approval. No roof penetration is allowed. The Board acts as the architectural committee until Owners decide to form one. Owners must keep Units in good repair and appearance, at least equal to City-maintained areas. The Association has the right to enter, repair, and even padlock a Unit in case of a breach or emergency.
