What Glendale Airport Hangar Delta Association, Inc.'s governing documents say
Glendale Airport Hangar Delta Association is a condominium-style association for hangar units at Glendale Municipal Airport in Glendale, AZ. You own a possessory interest in a hangar unit and share common areas like ramps, an office, and restrooms. The land is leased from the City of Glendale, and the association's existence is tied to that master lease, which runs until 2036. This is not a residential community—hangars are for aircraft storage and aviation use only.
- Permitted uses & restrictions: Hangar units are for aircraft storage and aviation purposes only. No residential occupancy is allowed. All uses must comply with FAA rules and City of Glendale airport regulations, including Minimum Operating Standards.
- Aircraft & operational rules: Aircraft must not be operated carelessly or under the influence. Each owner must maintain at least $1,000,000 in aircraft liability insurance and name the City as an additional insured.
- Common areas & maintenance: The association maintains common areas (ramps, office, restrooms, internet) and pays a share of the ground lease. The City maintains paved taxiways and ramps. Owners maintain the interior of their hangar unit, including the main door and any owner-installed improvements.
- Assessments & fees: The board sets annual and special assessments to cover ground lease payments, insurance, maintenance, and other costs. Assessments can be collected monthly, quarterly, or annually. Nonpayment results in a lien on the hangar unit, with interest at 18% per annum and attorney's fees.
- Architectural control: No architectural committee exists initially; the board handles decisions. Antennas, roof penetrations, and exterior air conditioning units require board approval. No signs may be placed on exterior walls without prior approval.
- Leasing & transfers: Owners may lease their hangar unit, but the lease is subject to association rules. All assessments must be paid in full before a hangar unit can be sold or transferred.
- Animals & nuisances: No animals may be kept on the property. Nuisances such as odors, rubbish, or excessive noise are prohibited. Sound devices (except security alarms) are not allowed.
- Enforcement & self-help: The board has strong enforcement powers, including the right to enter a hangar unit, remove violations, and padlock the unit with 24 hours' notice (or immediately in an emergency) to prevent a breach of the master lease.
