- Land use & building type: Lots may be used only for residential purposes. Each lot may have one detached single-family dwelling not exceeding two stories or 30 feet in height, plus a private garage for up to two cars. No temporary structures (trailers, tents, shacks) may be used as a residence.

- Signs: Only one professional sign (up to 1 sq ft), one property sale/rent sign (up to 5 sq ft), and builder signs during construction are permitted.
