The Cove at Thunderbird is a single-family home subdivision in Glendale, AZ — you own your lot and house, and the covenants, conditions, and restrictions (CC&Rs) recorded in 1983 set rules for all owners. These are the community's rulebook for what you can and cannot do on your property.
- Use & restrictions: No exterior antennas, outdoor speakers, or open burning allowed. Exterior storage (boats, campers, woodpiles) must be screened from view. Garbage must be in screened containers. No clothes drying in public view. No lot may be subdivided.
- Pets: No livestock, poultry, or commercial breeding. Up to three dogs, cats, birds, or fish per lot as household pets, provided they are not a nuisance or threat.
- Parking & vehicles: On-street parking is limited to deliveries and short-term guests. Vehicles must be parked in the garage or driveway. No buses, motor homes, RVs, or trucks over ¾-ton capacity unless screened from view. No vehicle repairs visible from neighboring lots or streets.
- Signs: No exterior signs or advertisements except mailboxes, nameplates, and ‘for sale’ or ‘for rent’ signs that conform to specifications set by the Developer (later the Architectural Committee).
- Architectural review: No building, fence, wall, or exterior alteration may begin without written approval from the Architectural Control Committee. Submit plans showing nature, color, shape, height, materials, and location. Committee must approve or disapprove within 30 days or approval is deemed granted. The committee's authority terminates 30 years from recording date unless a majority of owners appoint a successor.
- Fences & party walls: Front fences must be set back to align with the front walls of the original dwelling. Side/rear fences no more than 6 feet high. Party fences (shared between lots) must be repaired jointly if damaged by wear and tear; if damaged by an owner's act, that owner pays for repair.
- Term & amendments: Covenants run with the land for 20 years from recording (1983), then auto-renew for successive 10-year periods. Amendments require a recorded instrument signed by a majority of lot owners.
- Enforcement: Any lot owner or the Developer may sue to enforce the restrictions and recover damages, plus court costs and attorney fees from the violator. Violations do not affect existing mortgages or deeds of trust.
