Saddleback Foothills is a standard single-family-home subdivision in Glendale, AZ. These restrictions (CC&Rs) run with the land and apply to all lot owners, establishing rules for residential use, construction, and property maintenance.
- Minimum home size & construction: Each main dwelling must have a ground floor area of at least 2,000 square feet (exclusive of open porches, pergolas, and garages). Construction must use new first-class materials or committee-approved used materials; exterior surfaces must be predominantly brick, colored block, or colored stucco, and roofs must be tile, wood shake, or flat roof with parapet wall. Construction must be completed within six months of start (barring specified delays). No prefabricated buildings without committee approval.
- Architectural review & committee: No building, fence, wall, residence, other structure, or landscaping may be commenced, erected, maintained, improved, altered, or made without prior written approval of the Architectural Control Committee. The committee must issue a written decision within two weeks of application; if no action within two weeks, the application is deemed approved.
- Landscaping requirements: All landscaping must be installed per a plan approved by the Architectural Control Committee. Shrubs are required in all front yards. Ground cover may be turf, decomposed granite, or other natural rock material; artificially colored rock yards are not acceptable. Front yards must be landscaped within five months of occupancy.
- Fences & walls: Fences must be six feet high, made of masonry materials, and completed with the home. Fence portions within public utility easements may be wood or wrought iron and must be removable.
- Vehicles & storage: All equipment, boats, trucks, tractors, and jeeps must be stored in garages or storage buildings; no such items may be left on the street. Garages must be complete enclosures with doors; no open carports are permitted. Driveways must be paved with concrete; asphaltic concrete allowed only with committee approval.
- Pets: No horses, poultry, or any animals other than customary household pets may be kept on the property.
- Signs: No billboard or sign except one 'for sale' sign not larger than two square feet may be erected or placed on any lot.
- Building height & stories: No two-story buildings are allowed. Maximum height of one-story buildings is sixteen feet (including flagpoles and antennas). Antennas other than standard-height TV antennas are not permitted and must not be visible from the street.
