What Thunderbird Vistas's governing documents say
Thunderbird Vistas is a single-family home community in Phoenix, AZ, governed by a homeowners' association (HOA). You own your lot and house; the association maintains common areas and enforces deed restrictions designed to protect property values and appearance.
- What you own & maintain: You own your lot and the house on it. The HOA owns and maintains all common areas and may maintain landscaping on easements over your lot. You must keep your house and yard in good repair.
- Architectural review: Any exterior change (building, fence, painting, landscaping, solar panels, etc.) requires prior written approval from the Architectural Committee. The committee can reject plans based on aesthetics and harmony with surroundings.
- Leasing & rentals: You may rent your entire lot to a single family only. No short-term or partial rentals are allowed. All lease terms must comply with the declaration and association rules.
- Pets: You may keep up to two dogs, two cats, and other small pets primarily kept indoors. No commercial breeding. Pets must be fenced or controlled and not allowed to roam.
- Parking & vehicles: No boats, RVs, trailers, or inoperable vehicles may be visible from neighboring property for more than 24 consecutive hours (or 48 hours total per week). Garages must be used for parking, not converted to living space.
- Assessments & fees: All lot owners (except the developer) must pay annual assessments. The maximum annual assessment starts at $300 per lot and can be increased up to 25% per year by the board, or more with a 2/3 owner vote. Unpaid assessments become a lien on the lot.
