Mountainview Ridge is a single-family home HOA in Phoenix, AZ. These Covenants, Conditions & Restrictions (CC&Rs) apply to all homeowners, residents, and tenants. The rules cover property use, maintenance obligations, architectural controls, and association assessments.
- Architectural review: Any construction or modification to the exterior of a home (including fences, landscaping, paint, and additions) requires prior written approval from the Design Review Committee. The committee can base decisions on aesthetics, and has up to 45 days to respond; no response means disapproval. Variances may be granted in limited circumstances.
- Leasing & rentals: An owner may lease their entire lot and residence for a minimum initial term of one month. Leases must be in writing, subject to all community rules, and the owner must provide the association with tenant and emergency contact info at least 10 days before lease start. The owner remains liable for any violations by the tenant. Subleasing is prohibited.
- Parking & vehicles: Vehicles must be parked in the garage if space allows; otherwise on the driveway. No recreational vehicles, boats, or trailers may be visible from neighboring property. Vehicles over 1 ton, 8 feet tall, or 24 feet long are restricted. Inoperable vehicles and repairs visible from neighbors are prohibited. Street parking is limited to short-term visits.
- Pets & animals: Only dogs, cats, and household birds are allowed as pets, kept solely for domestic purposes. The board determines a 'reasonable number' per lot. Dogs must be leashed (max 6 feet) when off the owner's lot, and feces must be removed immediately from common areas. The board may restrict dogs on common areas and can remove pets that are a nuisance.
- Use restrictions & business activities: Lots are for residential use only. Home businesses are allowed if not detectable from outside, no customer visits, no non-resident employees, and no extra traffic. No nuisances, excessive noise, or odors. Temporary structures (e.g., construction trailers) must be removed within 12 months. Antennas and satellite dishes require design review approval.
- Assessments & fees: The association levies regular and special assessments on owners. Regular assessments are set annually. Special assessments require a vote (two-thirds of votes) unless for emergencies. Payment is mandatory and overdue amounts become a lien on the property. The association may suspend common area use for delinquent accounts.
