Tuscany Hills is a single-family home HOA in Glendale, AZ — you own your lot and home, and the association maintains common areas. The declaration binds all owners, residents, and tenants to rules on use, appearance, parking, pets, and leasing.
- Residential use & home businesses: Lots must be used only for residential purposes. A home business is allowed only if it is not detectable from outside, complies with zoning, does not involve customer visits or solicitation, and is consistent with residential character.
- Pets: No more than 2 domestic pets (dogs, cats, or similar household birds) per lot. Pets must be confined to the lot or leashed (max 6 feet) if off the lot. No structures for pets visible from neighboring property, and no unreasonable noise.
- Leasing & rentals: Leases must be in writing, for an initial term of at least 1 month. No subleasing or assignment allowed. Owners must notify the association 10 days before lease start with tenant names and contact info, and are liable for tenant violations.
- Vehicles & parking: Cars must be parked in the garage; if insufficient space, they may be parked in the driveway if not over 7 ft tall or 18 ft long. Recreational vehicles over those limits may be parked only for loading/unloading (max 24 hrs consecutive, 72 hrs per 7 days). No commercial vehicles or inoperable vehicles visible.
- Architectural review: Any exterior change visible from neighboring property (e.g., paint, additions, fences, landscaping) requires prior written approval from the Architectural Committee. Plans are reviewed for harmony, design, and aesthetics. The committee may charge a review fee and require a bond.
- Maintenance & landscaping: Owners must maintain their lot and improvements. Front yard landscaping must be installed within 90 days of purchase. All landscaping must comply with design guidelines. The association may step in and lien the lot if owners fail to maintain.
- Assessments: Each lot pays an annual assessment set by the board. Assessments are due quarterly or as determined. Nonpayment incurs interest, late fees, and a lien on the lot. Special assessments require approval of 2/3 of member votes (and Declarant approval while Declarant owns a lot).
