Westgate Glendale is a commercial and mixed-use village district in Glendale, Arizona, governed by a master CC&R that binds fee simple parcel owners (primarily businesses) and their tenants. This document establishes shared common areas (circulation drives, parking, landscaping), development standards, and the developer's ongoing control over land use, architectural design, and operations—it is not a residential HOA for individual homeowners.
- What you own & what's shared: You own your individual parcel (building and land); the developer/manager controls common areas (circulation drives, parking, landscaping, walkways) used by all parcel owners and their tenants. All easements for access and utilities are nonexclusive.
- Parking & vehicles: You must provide sufficient parking on your parcel for your employees and tenants. Restaurants must maintain at least 10 parking spaces per 1,000 sq ft of building area. Overnight semi-truck/trailer parking and vehicle advertising are prohibited; all parking must be in designated spaces/structures.
- Building design & architectural control: All buildings must be first-quality construction and architecturally compatible with the district. The developer approves all plans before construction, including design, materials, color, signage, lighting, and landscaping. A $500 review fee may apply; plans are deemed approved if the developer doesn't object within 40 days.
- Use restrictions: Commercial uses are restricted to your building's interior; no sales, displays, or outdoor commercial activity in common areas without developer approval.
