Moonshadow is a planned residential community in Gold Canyon, AZ, governed by a homeowners' association (HOA). The declaration applies to all lot owners and residents, establishing rules for property use, maintenance, and assessments. It is intended for single-family detached homes, though it includes provisions for party walls that may apply to attached dwellings.
- What you own & maintain: You own your lot and dwelling; the association maintains common areas (tracts, easements, etc.). Owners are responsible for landscaping on their lot and adjacent public right-of-way areas, while the association handles common area upkeep.
- Architectural review: All exterior changes—including construction, landscaping, painting, and alterations—require prior written approval from the Design Review Committee. Temporary structures, signs, and antennas are also subject to review.

- Residential use & home businesses: Lots are for residential use only. Limited home businesses are allowed if conducted by residents, incidental to residential use, not detectable from outside, and no more than 25% of the unit's floor area.
- Assessments & fees: Annual assessments are set by the board, with a maximum of $480 per lot (as of 2004, adjusted annually up to 20% without vote, or more with 2/3 member approval). Special assessments require 2/3 vote. Declarant pays reduced assessments on unsold lots.
