- Assessments & fees: Annual assessments are set by the board, initially capped at $660 per lot ($55/month), and may increase annually based on the Consumer Price Index. New owners must pay a refundable security deposit of three months' assessments at closing, plus the first month's dues.
- Leasing & rentals: Lots may not be rented for transient or hotel purposes, defined as any rental under 30 days or any rental where customary motel services (e.g., room service, maid service) are provided. Minimum lease term is 30 days.

- Garbage & refuse: All trash must be removed regularly and stored in sanitary containers, screened and concealed from view of other lots, streets, and common areas.
- Radio & television antennas: No external radio or television antennas may be constructed or used without board consent. Existing central antenna or cable systems may not be altered.
