Citrus Plaza Unit 3 is a single-family residential subdivision in Phoenix, AZ, governed by restrictive covenants recorded in 1973. These covenants run with the land and cover how lots may be used and developed, and apply to all lot owners.
- Land use & building type: Lots may be used only for residential purposes. Only one single-family dwelling (max 2 stories) and an attached garage or carport for up to 2 cars may be built.
- Minimum dwelling size: Dwellings must have a ground floor area of at least 800 square feet, excluding open porches, pergolas, carports, and garages.
- Building location & setbacks: Front walls must be at least 20 feet from the front lot line, side walls at least 5 feet from interior lot lines (with exceptions), and dwellings at least 25 feet from the rear lot line. Corner lots have additional requirements.
- Architectural control: No building or structure may be erected or altered until location, design, and materials are approved by City Inspectors and permits issued.
- Pets & livestock: No livestock or poultry may be kept. Up to 2 dogs, cats, or other household pets are allowed, but not for commercial purposes.
- Signs: One professional sign of not more than 1 square foot, one sale/rent sign of not more than 5 square feet, and signs used to advertise during construction and sales periods are permitted.
- Fences & walls: No solid wall or fence may exceed 6 feet in height. Near front street lines, height may be limited to 2.5 feet or less. Corner lots have additional restrictions.
- Vehicles & clotheslines: Inoperable or unregistered vehicles must not be left on streets or lots. Clotheslines are permitted only between the rear wall of the house and the rear property line.
