- Parking & vehicles: Recreational vehicles may be parked temporarily only for loading/unloading/cleaning, limited to 24 hours, no more than 4 times per month, and not consecutively. All vehicles must be parked in designated parking areas (garage or driveway), and garages must accommodate at least one full-sized car. Inoperable vehicles and illegally parked RVs, trailers, boats, or trucks are subject to fines.
- Animals: Animals must be kept in an enclosure or on a leash held by someone capable of controlling the animal. An excessive number of animals is fined.
- Architectural review (ARC): Most exterior changes (fences, repainting, new structures) require prior written approval from the Architectural Review Committee. Repainting to the original builder color does not need approval. Appeals of ARC decisions must be submitted to the Board within 30 days; the Board has 45 days to respond, and failure to respond is deemed approval.
- Maintenance & appearance: Properties must be kept in an attractive, clean condition. All land visible from public view must be landscaped and maintained. No visible clothes drying, accumulation of debris, or unapproved window coverings (foil, cardboard, paint) are allowed.
- Prohibited uses: No commercial uses are allowed. Noxious or offensive activities are prohibited.
- Fines: Fines range from $100 to $200 per violation (e.g., $100 for trash accumulation, yard neglect, inoperable vehicles; $200 for unauthorized sheds, RVs, or painting). Fines accrue monthly until the violation is resolved.
