Grandview Estates is a single-family home subdivision in Kaufman County, TX, governed by a homeowners association (HOA). Every lot owner is automatically a member of the HOA and must comply with detailed restrictions on home construction, architecture, use, and maintenance. The rules are designed to preserve a uniform, high-end residential character.
- Minimum construction standards: Each lot must have a single detached dwelling at least 2,700 sq ft total floor area (2,000 sq ft ground floor for multi-story), with 80% brick/stone exterior, a 3- or 4-car garage, and no wood shingles. Mobile homes and modular homes are banned.
- Architectural review: All construction, alterations, fences, mailboxes, satellite dishes, and swimming pools require written approval from the Architectural Review Committee (ARC). The ARC also enforces quality of workmanship and aesthetic harmony.
- Landscaping and maintenance: Front lawns must be primarily grass; lots must be kept mowed (weeds under 12 inches). No outside storage of junk, appliances, or equipment. No more than one garage/yard sale per lot per year.
- Pets and animals: Household pets allowed in reasonable numbers, but no commercial breeding or kennels. Livestock (horses, cattle, fowl, etc.) and dangerous animals are prohibited.
- Vehicles and parking: Overnight street parking banned. No RV, boat, trailer, or camper may be parked outside a garage. Inoperative or unregistered vehicles cannot be parked on a lot for over 7 days. Trucks over 1 ton with advertising cannot park overnight in the subdivision.
- Assessments and fees: Initial annual assessment of $360 per lot, due January 1. The board can increase assessments up to 10% per year without member vote; larger increases or special assessments need member approval. Unpaid assessments become a lien on the lot.
