- Drainage easement & maintenance: Owners must maintain the drainage facilities and retention basins shown on the plat as Tracts B, H, Q, R (Ironwood Pass) and Tract B (Desert Vista). The association (Las Sendas Community Association) grants itself and the City of Mesa rights of ingress/egress for maintenance.
- Covenant runs with land: This covenant binds all current and future owners of the affected parcels. It cannot be removed except by the City of Mesa, which has enforcement power including legal action and recovery of attorney fees.
