- What you own & maintain: You own your lot and the home on it. You are responsible for all exterior maintenance of the home (including painting) and must keep your front yard to association standards. The association maintains the common amenities: perimeter walls, entry landscaping, and identification signs.
- Assessments & fees: Annual assessments start at a maximum of $240 per lot, can increase up to 5% per year without a vote. Special assessments for capital improvements require a 2/3 vote of each membership class. Assessments become a lien on the property if unpaid. - Architectural review: No building, fence, wall, sign, landscaping, or exterior alteration may be started without written approval from the Board or an Architectural Control Committee. Plans and specifications must be submitted; approval is deemed given if no response within 30 days.
- Party walls & fences: Walls on lot dividing lines are party walls. Repair and maintenance costs are shared equally by the owners using the wall. If damaged by fire or casualty, any user may restore and others contribute proportionally. Disputes go to arbitration.
- Leasing & rentals: The document does not impose a minimum lease term or any specific leasing restrictions. (Leasing is governed by separate rules, if any.)
