Ladyhawke Estates is a standard single-family home HOA in Mesa, AZ. The CC&Rs apply to all lot owners and residents, governing use, appearance, and maintenance of homes and lots.
- Architectural review: Prior written approval is required for any excavation, grading, construction, or alteration that changes the exterior appearance of a lot or improvement. The Architectural Control Authority has broad discretion, including aesthetic considerations. Approval is deemed given if no decision is made within 45 days of a complete application.
- Residential use & home businesses: Residential units must be used exclusively as residences. Home businesses are allowed only if they are not detectable from outside, comply with zoning, involve no customer visits, and generate no more than customary residential traffic.
- Pets: Only dogs, cats, and similar household birds are permitted as domestic pets. Dogs must be leashed (max 6 ft) when off the owner's lot and are not allowed on other lots. No structures for animals may be visible from neighboring property.
- Parking & vehicles: All motor vehicles must be parked in the garage unless space is insufficient, then they may be in the driveway if no taller than 7 ft and no longer than 18 ft. Recreational vehicles exceeding those dimensions may be parked in the driveway only for loading/unloading, max 24 consecutive hours or 72 hours per week. No inoperable vehicles visible from neighboring property.
- Minimum home size: One-story homes must have at least 3,000 sq ft of livable area (excl. open porches, covered entries, attached garages). Two-story homes must have at least 2,500 sq ft on the first floor and 1,500 sq ft on the second.
- Maintenance responsibilities: Owners are responsible for maintaining their lot and all improvements in good condition, including irrigation, mowing, and replacing dead plants. No yard equipment or storage areas may be visible from neighboring property.
- Airport avigation easement: All lots are subject to a perpetual avigation easement in favor of the City of Mesa for Falcon Field Airport, including rights for aircraft overflight with associated noise, vibrations, and emissions. Owners release the City from liability for related damages.
