Lindsay Park South is a single-family home subdivision in Mesa, AZ, with covenants that run with the land. These rules apply to all lot owners and residents, governing how lots can be used, what can be built, and how properties must be maintained.
- Land use & building type: Each lot may only be used for a single-family detached dwelling (max 2 stories) with a private two-car garage. No business, trade, hospital, or sanitarium is allowed.
- Architectural review: All construction plans must be approved by the Architectural Control Committee (initially Thomas G. Crandall and/or Samuel R. Aston). Approval or denial must be given within 30 days of submission or approval is deemed granted.
- Minimum square footage: Each dwelling must have at least 1,300 square feet of livable area on the ground level, excluding open porches, breezeways, garages, and similar extensions. No prefabricated or temporary structures may be used as residences.
- Setbacks & lot lines: Buildings must be at least 20 feet from the front lot line, 5 feet from interior side lot lines, and 10 feet from side lot lines adjacent to a street. Lots cannot be subdivided further.
- Fences: Once a dwelling is built, the owner must erect and maintain a solid masonry fence at least 5 feet high along the rear and side boundaries connecting to the house. Chain-link fences are only allowed around pools in the rear yard.
- Pets & livestock: No livestock or poultry (horses, cows, goats, sheep) are allowed. Dogs, cats, or other household pets are permitted but cannot be kept for commercial purposes.
- Parking & vehicles: Abandoned or inoperable vehicles may not be stored on any lot if visible from other lots or streets. No overnight street parking for trucks, pick-ups, or trailers. Only passenger cars and pick-up trucks may be parked in open carports.
- Signs & antennas: Only one sign of no more than 5 square feet advertising the property for sale or rent is allowed. Outdoor antennas (including CB/ham) may not exceed 4 feet above the roof crest.
