- What you own & maintain: You own the interior surfaces (walls, floor, ceiling) and fixtures serving only your unit, but not structural components. You must maintain your unit and certain limited common elements (e.g., patio, exterior doors/windows). The association maintains all common elements.
- Assessments & fees: Each of the six units pays an equal share of common expenses. The board sets annual assessments and may increase them mid-year. Special assessments over $0 require approval by 2/3 of voting members. A one-time working capital payment of 2 months' assessment is due from each first purchaser; a transfer fee may also apply.
- Leasing & rentals: You may lease your entire unit only (no partial leases or subleases) under a written lease. The lease must acknowledge the declaration and rules. You must provide the association with tenant info and emergency contact at least 10 days before move-in. There is no minimum lease term stated.
