Sunland Village East Golf Condominiums is an age-restricted 55+ active-adult condominium community in Mesa, Arizona, with 128 units in 18 buildings. You own your unit interior and garage; the association maintains the common elements, grounds, and master hazard insurance, funded by per-unit assessments. The community is designed to maintain a residential adult lifestyle with specific occupancy and use rules.
- Age restriction (55+ active-adult): No one under 50 years old may occupy an apartment for more than 30 days in any 180-day period, except those ages 45–49 who are married to and living with someone 50+, and any person over 18 living with a parent. The association may restrict younger visitors and require removal of anyone under 50 who becomes objectionable.
- What you own & maintain: You own your unit's interior (living area and garage), attached patio, and appurtenant property; you are responsible for all interior repairs, maintenance, and upkeep, including floor coverings. The association maintains the building structure, grounds, common areas, and most exterior elements, and carries the master hazard insurance.
- Assessments: Each apartment pays a regular monthly assessment (varying by floor plan type: B, C, or D), plus a one-time initial assessment, to cover common expenses including maintenance, insurance, utilities, and reserves. Special assessments (at most once per fiscal year) may be imposed for major repairs or unexpected capital needs in equal amounts for all units.
- Leasing & rentals: Renting or leasing your apartment to tenants is permitted.
- Pets: No dogs, cats, reptiles, or other pets may be kept. Fish and birds for pleasure only are permitted, provided they are properly cared for and not offensive to other residents.
- Vehicles & parking: No trucks, RVs, trailers, boats, motorcycles, or campers may be kept or stored on the property. Automobiles and golf carts in good repair may be kept in enclosed garages or assigned parking spaces; guests may park in unassigned spaces as permitted by the association.
- Occupancy rules: Apartments are for single-family residential use only; 'family' means individuals with biological or marital relationships, or any other group approved individually by the association. No business operations or home-based occupations are permitted (except investment-related mail and phone use). No signs, private antenna systems, or noisy or inconsiderate conduct.
- First right of refusal on sale: When you sell your apartment, you must offer it to the association first on the same price and terms as your intended buyer. The association has 20 days to accept or decline; if they decline, the sale may proceed.
