Venture Out At Mesa is a 55+ active-adult condominium community in Mesa, AZ. You own a lot with an undivided 1/1749th interest in common elements (roads, recreational facilities, parks, etc.); the association maintains the common areas and carries insurance. Lots are restricted to recreational vehicles or park models — no traditional homes. At least one occupant must be 55 or older, and occupancy is limited to two adults per lot, with a minimum age of 18.
- Age restriction (55+): At least one resident per lot must be 55 or older; all occupants must be at least 18. Permanent occupancy is limited to two adults per recreational vehicle or park model, unless the board approves a hardship exception.
- What you own & maintain: You own your lot and any recreational vehicle or park model on it, plus an undivided 1/1749th share of common elements (roads, bathhouses, recreational facilities, parks, etc.). The association maintains common elements and carries master liability and casualty insurance. You must maintain your lot and all improvements in good repair.
- Parking & vehicles: Each lot may have only one recreational vehicle or park model. Interior lots may park one motor vehicle (passenger car, van, or pickup); corner lots may park two. Vehicles must be parked within lot lines and not used as living quarters. Bicycles, golf carts, and motorcycles are not restricted but must be parked on the lot.
- Leasing & rentals: Renters must register at the administration office before moving in. Renters may not have pets. Subleasing requires the owner's written permission. Owners may use the Venture Out rental office to rent their lot, with the office collecting rent and crediting the owner after deducting a percentage.
- Assessments & fees: Monthly assessments are divided equally among all lots. Special assessments per lot are capped at $50 per fiscal year. The board can levy a contingency fund assessment up to $200 per lot per year; if the fund reaches $1,000,000, assessments pause until it drops below $800,000. A transfer fee is due upon sale.
- Pets: Pets are defined as cats and dogs. Renters are explicitly prohibited from having pets. The declaration does not state a limit on pets for owners, but other documents (Bylaws or Rules) may impose restrictions.
