Eagle Ridge is a single-family residential subdivision in Paulden, AZ, governed by a homeowners' association. The community consists of the original Eagle Ridge subdivision and a later phase called The Meadows at Eagle Ridge. These documents are full rulebooks binding all lot owners and residents.
- Architectural review & construction: All construction, alterations, fences, landscaping, and window coverings require prior written approval from the Architectural Control Committee or the developer. Plans must include design, materials, colors, and site details. Construction must be completed within one year of permit. Minimum dwelling size is 1,400 sq ft (1,000 sq ft at ground level), with a double garage required. Setbacks: 30 ft front, 10 ft sides, 25 ft rear.
- Fences & enclosures: Fences are allowed only for specific purposes (screening, child containment, animal control, architectural effect). Maximum height 5 ft, may enclose no more than 30% of the lot. Chain link and barbed wire are prohibited.
- Vehicles & parking: No vehicles over 6,500 lbs gross weight (including RVs, boats, trailers, commercial vehicles) may be parked on lots, except temporary loading. Off-street parking must be paved. Repair work must be done inside a garage. Disabled vehicles must be stored in a garage or removed. Motorcycles and off-road vehicles may only operate on traveled roads.
- Pets & livestock: No livestock or poultry allowed. A reasonable number of dogs, cats, or other household pets may be kept, but not for commercial breeding or maintenance.
- Landscaping & natural preservation: Landscaping must be completed within six months of final inspection. Native trees and shrubs must be preserved; removal without prior approval may require replacement. The committee may enter lots to remove trees infested with pests if the owner does not act within five days of notice.
- Property maintenance & appearance: All lots must be kept free of rubbish and litter. Yards must be maintained to a neat standard. During prolonged absence, owners must arrange for property care. Obstructive materials (firewood, tools, equipment) must be screened from street view. No visible TV antennas; ham radio towers must be retractable. Garage doors must remain closed except when in use.
- Prohibited uses & nuisances: Lots are for residential use only; no business, commercial, or manufacturing activity. No obnoxious or offensive activity, improperly muffled noise, or dumping of waste. No oil, mining, or drilling operations.
