What Inscription Canyon's governing documents say
Inscription Canyon Ranch is a planned residential subdivision in Yavapai County, Arizona, of single-family detached homes. These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all lot owners, setting rules for use, construction, and maintenance to preserve the community’s character.
- Land use & building type: Lots are for single-family residential use only. Each lot may have one detached dwelling, a private garage, and one guest house where county ordinances allow. No business, trade, hospital, or sanitarium is permitted. Carports are not allowed; all vehicle storage must be enclosed.
- Architectural review: All construction, improvements, or alterations require prior approval by the Architectural Review Committee (or Declarant until 51 lots are sold) regarding materials, design harmony, and location relative to topography and setbacks.
- Minimum dwelling size: The floor area of a dwelling (excluding porches, garages, carports, and patios) must be at least 1,800 square feet unless approved otherwise by the Committee.
- Setbacks & height: Buildings must be at least 50 feet from front and rear property lines, 25 feet from side lot lines (30 feet on corner lot side street). Maximum building height is 30 feet and 2 stories. No prefabricated buildings as residences, but prefabricated barns may be allowed with approval.
- Fences: Fences require ARC approval. No fence over 6 feet on rear property line; fences in front or side street setbacks cannot exceed 4 feet. Chain link or wire fences are not allowed in front or on corner lot sides without ARC approval.
- Easements & bridle paths: The Final Plat shows easements for utilities and a “Bridle Path” for horseback riding, walking, and non-motorized bikes. No vehicles (motorcycles, scooters, cars) are allowed on bridle paths.
- Livestock & pets: Poultry and fowl are prohibited except up to 3 pet birds kept indoors. Dogs, cats, and household pets are allowed but not for commercial purposes. Horses and 4-H animal projects (excluding poultry, fowl, swine) are allowed per county zoning. Corrals must be of approved materials and limited to half the area behind the dwelling.
- Parking & vehicles: All vehicles must be parked in an enclosed structure. No overnight street parking of trucks, pickup trucks, or trailers. Recreational vehicles, boats, etc. must be parked behind the rear plane of the house.
