Mint Creek Ranch is a single-family residential subdivision in Yavapai County, Arizona, governed by restrictive covenants that bind all lot owners. An Architectural Review Board enforces design and use standards. The covenants run for 30 years initially, then auto-renew for 20-year periods unless 75% of owners vote to terminate.
- Lot ownership & covenants: You own your lot; restrictive covenants run with the land and bind all owners for an initial 30-year term, then auto-renew for successive 20-year periods. Amendment requires 75% owner approval.
- Building requirements: New homes must have at least 1,950 sq ft of living area, include a garage for at least 2 vehicles, not exceed 2 stories or 30 feet in height, and be completed within one year of construction start.
- Architectural review: All improvements (houses, additions, garages, landscaping, fences) require Board approval before construction. The Board has 60 days to decide; if it doesn't respond within that time, approval is presumed.
- Residential use only: Lots are restricted to single-family homes; no commercial or professional activity is permitted, except private work by artists, architects, designers, sales representatives, or growing produce.

- Pets & animals: You can keep up to 4 household pets (dogs, cats, etc.) per lot. Horses and livestock are permitted only on designated lots (1–12, 48, 49, 73, 74), must be at least 40 feet from any residence, and limited to 4 animals per lot.
- Lot care & restrictions: Keep your lot neat and well-maintained. Prohibited activities include mining or drilling (except water wells), hunting and firearms, visible clotheslines, and bulk firewood storage for sale or off-site use.
