Southview is a planned residential neighborhood of single-family detached homes in Prescott, Arizona, governed by a homeowners' association (HOA). All lot owners are automatically members of the Southview Trails Community Association and must comply with the covenants, conditions, and restrictions (CC&Rs) that run with the land. This document sets rules for property use, building size and design, landscaping, noise, vehicles, and an architectural review process.
- Land use & building type: Lots may only be used for residential purposes. Only one detached single-family dwelling per lot is allowed; no business, commercial, or manufacturing use is permitted.
- Minimum home size: The primary dwelling must have at least 2,000 square feet of livable area (excluding garages, porches, etc.). If there is a second story or basement, the ground level must be at least 1,400 square feet. A double garage is required.
- Construction & architectural review: All improvements require prior approval of plans by the Architectural Control Committee or the original developer (Jim Chamberlain). A $100 processing fee applies. Construction must be completed within one year of obtaining a building permit.
- Roofs, fences & exterior materials: Combustible wood shakes or shingles are prohibited. Fences require written approval for design and materials. Driveways must be concrete, masonry, or wood; asphalt or gravel is not allowed. Reflective window materials require approval, and no windows may be covered with foil or sheets.
- Pets & animals: No livestock, poultry, or animals kept for commercial purposes. A reasonable number of dogs, cats, or other household pets may be kept, but the board can determine if the number or noise is unreasonable. Dogs must be leashed or fenced.
- Vehicles & parking: No vehicles over 6,500 pounds gross weight, commercial vehicles, boats, RVs, or trailers may be parked on lots. Repair work must be done inside a garage. Garage doors must remain closed except when entering or leaving. Disabled vehicles must be stored in a garage or removed.
- Signs & nuisances: Only one 'For Sale' or 'For Rent' sign per lot is allowed. No obnoxious or offensive activity; exterior horns, whistles, or bells (except security devices) are prohibited. Noise, vibration, or disturbances that are objectionable due to intermittence or loudness are not allowed.
- Landscaping & tree removal: Landscaping must be completed within six months of final inspection. Trees over 3 inches in diameter removed from outside the foundation footprint must be replaced with a suitable tree per the landscape plan. The committee may require replacement for unauthorized tree removal.
