Inscription Canyon Ranch is a single-family residential subdivision in Williamson, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) recorded for Unit Two. These rules bind all lot owners and occupants, covering lot use, construction standards, and community standards. An amendment clarifies that there are no common areas or private roadways in this unit.
- Use & occupancy: Lots may be used only for single-family residential purposes. No business, trade, or manufacturing is allowed. Temporary structures (trailers, mobile homes, tents) cannot be used as residences.
- Architectural review: All construction, alterations, fences, and improvements must receive prior approval from the Architectural Review Committee. Plans must address quality, materials, harmony, and location.
- Building size & setbacks: Minimum floor area is 1,800 square feet (excluding porches, garages, patios). Maximum height is 2 stories or 30 feet. - Animals & livestock: Horses and 4-H animal projects are permitted as allowed by county zoning. Fencing and corrals require Committee approval. No poultry or fowl may be raised except up to 3 pet birds kept inside. Dogs and cats are allowed but not for commercial purposes.
- Fences: Fences over 6 feet in height are prohibited on rear property lines. Front and side street setback areas: max 4 feet. Chain link and barbed wire fences are not allowed in front or on corner lot sides without Committee approval.
- Signs: Only one sign per lot, not exceeding 6 square feet and 4 feet in height, is permitted for sale/rent or contractor advertising during construction. All other signs are prohibited.
- Water users association: Each lot owner is automatically a member of the ICR Water Users Association and gets one voting right upon connection to the water system. A refundable meter charge and connection fee apply.
- Vehicle parking & repair: No repair or maintenance work on vehicles is allowed except inside an enclosed garage. Recreational vehicles, campers, trailers must be parked behind the rear plane of the house. Abandoned or inoperable vehicles cannot be stored visible from other lots or streets.
