The Ranch at Prescott is a master-planned single-family home community in Prescott, Arizona. You own your lot and house; the homeowners association maintains common areas and enforces the rules. This document is the main CC&Rs that apply to all lots.
- Architectural review: Any exterior change — including landscaping, paint, fences, or new structures — requires prior written approval from the Architectural Committee. The committee has 30 days to respond, and can disapprove based on harmony, aesthetics, or general plan.
- Residential use & home businesses: Each lot is for single-family residential use only. A home business is allowed if it is not noticeable from outside, complies with zoning, involves no customer visits or solicitation, and doesn't create nuisance.
- Pets: Up to two domestic pets (dogs, cats, or similar household birds) may be kept as pets, but not for commercial purposes. Dogs must be leashed (max 6 ft) and not allowed onto other lots. The committee can decide if a pet is a nuisance.
- Parking & vehicles: No trucks, trailers, campers, boats, or recreational vehicles may be parked on lots or common areas without prior approval, except for temporary loading/unloading (max 48 hours in 7 days). Vehicles must be in good operating condition.
- Signs: No signs visible from neighboring property except: signs required by legal proceedings, residence ID signs (size/color/location approved by committee), and one 'For Sale' sign (also subject to committee approval).
- Landscaping & maintenance: Lots must be kept free of rubbish, debris, and nuisances. No outdoor clotheslines, no above-ground utility lines, and no antennas without approval. Trash containers must be screened and visible only during collection.
