What Ahwatukee Rt-2's governing documents say
Ahwatukee RT-2 is a single-family home subdivision in Phoenix, AZ, governed by a homeowners association (the RT-2 Management Council). This document is a partial record — it includes a special declaration adjusting lot lines for certain lots (2479–2486) and two amendments that set rules for annual and special assessments. The full CC&Rs are not included here.
- Annual assessments: The maximum annual assessment starts at $600 per lot and can increase up to 10% per year without a membership vote. Any increase above 10% requires a majority vote of each class of members.
- Special assessments for capital improvements: The Management Council may levy a special assessment (for construction, repair, or replacement of capital improvements on restricted common areas) only if approved by a majority vote of each class of members.
- Late fees and nonpayment: If an assessment is not paid within 30 days after the due date, a late charge not exceeding $10 per month or 10% of the amount (whichever is higher) may be imposed. The Council can foreclose on the lot or sue the owner personally, and the owner is liable for all costs and attorneys' fees.
