What Amberlea Cottages's governing documents say
Amberlea Cottages is a single-family home HOA in Tolleson, AZ. These Design Review Guidelines govern any exterior changes or additions to your property. All homeowners must submit plans to the Design Review Committee for approval before making most modifications.
- Architectural review process: Submit an application with plans, plot plan, and specifications. The Committee has 30 days to approve or deny. Construction must start within 90 days of approval and finish within 6 months. Appeals must be submitted in writing within 30 days.
- Exterior changes (general): Awnings are prohibited. Antennas and satellite dishes require approval and must be screened. Basketball goals are allowed in front yards only with pole-mounted installation; portable goals must be stored out of view. Front doors cannot be bright or dark colors. Driveway extensions can be up to 9'6" wide. Flagpoles are allowed only wall-mounted up to 6 feet. Garage doors must remain closed when not in use; conversions are not permitted. Gutters must match home color. Paint colors must come from the approved palette. Patio covers need a building permit and must match roof material. Permanent structures like gazebos (max 10 ft height, 120 sq ft) and sheds (max 6 ft height, 120 sq ft) require approval. Security/screen doors must be neutral. Sidewalk additions are limited to 3 ft width. Solar panels require approval and cannot be on the street side. Turf must be contained by walkways or walls.
- Landscaping & grading: Front yards must have at least one 24-inch box tree and six 5-gallon plants. No more than 40% of front yard landscaped area can be inert groundcover. Prohibited plants include cypress, fruiting olive, Mexican palo verde, yellow oleander, and fountain grass. Rock ground cover must be earth-toned (e.g., decomposed granite in ¾" or 1" sizes). Lighting must be soft and indirect; no colored bulbs except holiday lights. Fine grading must maintain drainage away from the house.
- Fencing & walls: Rear yard fencing is required, approximately 6 ft high. Chain link, wood picket, and wood slat fencing are not permitted. Gates must have a metal frame with wooden slats, painted to match the wall. Double gates up to 8 or 10 ft wide may be installed. Decorative garden walls are allowed up to 36" high and must match the house.
- Pools, spas & play equipment: Pools and spas generally do not require Committee approval unless a wall is removed; building permits are still required. Backwashing into common areas is prohibited. Play structures (max 10 ft height) must be at least 8 ft from lot lines and use neutral solid colors. Playground decks/platforms cannot exceed 4 ft above ground.
