What The Cove at North Canyon's governing documents say
This is an amendment to the Declaration of Covenants, Conditions, and Restrictions for The Cove at North Canyon, a planned subdivision of 162 single-family lots plus common tracts in Phoenix, AZ. It only changes the definition of the Common Area in the original 1984 CC&Rs. The document does not contain the full set of HOA rules.
- Common Area definition: The Common Area includes Tracts A through N (as shown on the recorded plat) and specifically the bomanite (stamped, colored concrete) road surface on a portion of 116th Way between Union Hills Drive and the loop road. The Association owns or maintains these areas for the common use of owners.
- What this document doesn't cover: This is only a single amendment to the original CC&Rs. It does not address other typical HOA rules such as architectural controls, use restrictions, assessments, leasing, pets, parking, or age restrictions. Those would be found in the original 1984 Declaration and any other amendments.
