Westfield I is a single-family home HOA in Phoenix, AZ — you own your lot and home, and the Association maintains shared amenities like a pool, basketball court, and common landscaping. Membership is mandatory, and all owners pay assessments to cover common expenses.
- What you own & maintain: You own your lot and home. You must maintain the exterior of your home (including fences) in good condition. The Association can order maintenance and charge you if it's not done, and that charge becomes a lien.
- Assessments & fees: Annual assessments are levied per lot; the initial maximum was $540/year, adjustable by CPI each year without a vote. Special assessments for capital improvements require a 2/3 vote of each membership class. Assessments are a continuing lien on the property.
- Architectural review: No exterior changes (buildings, fences, walls, landscaping alterations) may be made without prior written approval from the Board or an architectural committee. Plans are deemed approved if no decision is made within 30 days of submission.
- Use restrictions: All lots are for single-family residential use only. Leasing the entire lot to a single family is allowed. No temporary structures (trailers, tents) for residence. No businesses, no exterior sound devices except security, and no rubbish accumulation.
- Pets: Only a reasonable number of common household pets are allowed, kept as domestic pets and not for commercial purposes.
- Parking & vehicles: Each lot has a designated covered parking stall. Overnight parking of boats, trailers, campers, and vehicles over 1 ton is generally prohibited. Pickup trucks with camper shells and mini-motor homes under 7 ft height and 18 ft length are allowed if parked properly. Guest parking is for guests only.
- Common areas & amenities: Common areas include a swimming pool, basketball court, tot pool, covered parking structures, playground, and landscaped areas. Owners have an easement to use them, but the Association can charge fees and suspend use for nonpayment or rule violations (up to 60 days).
- Fences: Fences on lot lines are shared, and repair/maintenance costs are shared proportionally by the owners who use the fence. No fence may be built without prior approval (see architectural review).
