Arabian Gardens is a single-family home community in Phoenix, AZ. Owners own their lot and home and are responsible for maintenance, but the association may step in if an owner fails to maintain and charge the cost as an assessment. Exterior changes and certain landscaping require architectural committee approval.
- What you own & maintain: You own your lot and home and must keep the exterior in neat, orderly, attractive condition. If you fail, the association may enter your lot to maintain or repair and charge you for the cost as an assessment.
- Architectural review: No exterior additions, modifications, alterations, painting, repainting, front-yard landscaping, or changes to fences, hedges, walls, or other structures may be started without written approval from an architectural committee appointed by the board.
- Pets: No animals, livestock, or poultry may be raised, bred, or kept on any lot, except a reasonable number of dogs, cats, or other household domestic pets, provided they are not kept for commercial purposes and are leashed whenever they leave the owner's lot.
- Prohibited uses & activities: Oil drilling, mining, wells, and mineral excavations are prohibited. Clothes drying by line, rack, or otherwise is prohibited unless concealed from public view. No material except ordinary drapes and curtains may be placed in windows visible from public streets or other lots.
- Insurance & casualty damage: The association must carry property insurance on dwelling units and common elements, and liability insurance with at least $500,000 bodily injury and $100,000 property damage. Owners are responsible for the annual premium. In case of damage, the board must rebuild common areas; owners must rebuild their own homes. If an owner fails to rebuild, the association may do so and charge the owner.
