• Governance & voting: The Association is formed as a nonprofit corporation; each Owner has one vote. Until the Diocese conveys the high school property and the Association is formed, Declarants (Diocese and Parish) exercise all Association powers. Amendments require the written consent of Owners of at least two-thirds of the land area plus Declarants.
• Term & termination: The Declaration runs for 75 years from recordation and automatically renews for successive 10-year periods. It may be terminated by written instrument executed by Owners of at least two-thirds of the land area and Declarants. Easements granted under Section 4 are perpetual and survive termination.
• Insurance: Each Owner must maintain commercial general liability and property damage insurance on its parcel and buildings, with limits determined by Declarants, as well as fire and extended (all risk) coverage.
