What Bolero Court's governing documents say
Bolero Court is a subdivision of single-family detached homes in Phoenix, AZ, governed by a Declaration of Restrictions that runs with the land. There is no homeowners association; these covenants are enforced by neighboring property owners. The rules cover lot use, building standards, and homeowner conduct.
- Land use & building type: Each lot is for one single-family detached dwelling plus a garage. No businesses, manufacturing, hospitals, or sanitariums are allowed. Prefabricated or temporary structures are prohibited except for developer sales offices during construction.
- Building setbacks & fences: Front setback is at least 15 feet (or the plat setback, whichever is greater). Side setbacks: 5 feet from interior lot lines, 10 feet from street-side lot lines. Rear fences up to 6.5 feet; fences within front or street-side setback limited to 3 feet. Basketball backboards or similar equipment cannot be mounted in front or side yards, but portable stands are allowed.
- Pets & livestock: No livestock, horses, or poultry. Dogs, cats, and other household pets are allowed, but not for commercial breeding or keeping.
- Antennas & satellite dishes: All antennas must be placed so they are not visible from neighboring properties or streets. One satellite dish per home is allowed, not exceeding 24 inches in diameter.
- Signs: Only one sign per lot, no larger than 5 square feet, advertising the property for sale or rent. Developer signs are allowed during the development period.
- Parking & vehicles: No overnight parking of trucks, pickup trucks, vans, or trailers in the street. Only passenger cars and pickup trucks may be parked in open driveways. Trailers and recreational vehicles cannot be parked in front or side yards; they may be kept in rear yards only behind masonry wall fencing.
- Property maintenance & nuisances: Lots must be kept free of rubbish and weeds. All yards must be maintained in a neat, sightly condition. No noxious or offensive activities are allowed. If an owner fails to maintain their lot, any six neighbors acting together may have it cleaned and place a lien for the cost.
- Enforcement & term: Any owner may sue to enforce restrictions or recover damages. These covenants run with the land until January 1, 2009, and automatically extend every 10 years unless a majority of owners amend or revoke them in writing.
