What Cameo Place Condominiums's governing documents say
Cameo Place is a two-unit condominium in Phoenix, Arizona — you own your unit and share the common elements equally with the other unit owner. The association maintains common areas and carries master insurance, funded by per-unit assessments. The declaration governs use, maintenance, and finances for both units.
- What you own & maintain: Your unit includes interior finished surfaces (walls, floors, ceiling) and interior partitions. You maintain your unit and any limited common elements allocated to you (e.g., driveway, patio, balcony, and utility meters serving only your unit). The association maintains all common elements.
- Use restrictions: Units may be used only for single-family residential occupancy. No gainful occupation, profession, or trade is allowed (though personal business correspondence is okay). No nuisance, offensive activity, or unlawful use is permitted. No solar collectors, satellite dishes, antennas, or telescopes visible from neighboring property without prior approval.
- Architectural review: Structural additions, alterations, or improvements require prior written approval from the Architectural Committee and a licensed architect's certification. Nonstructural changes inside your unit don't need approval unless visible from the building exterior (then adjoining unit owner approval is needed).
- Parking & vehicles: No inoperable vehicles may be stored or parked so they are visible from neighboring property. Vehicle repair visible from neighboring property is prohibited except for emergency repairs.
- Assessments & fees: Common expense assessments are shared equally (1/2 per unit). The board sets the annual budget and can increase assessments by CPI without a vote; larger increases need 2/3 unit owner approval. A working capital fund equal to 1/6 of the current annual assessment is due from each purchaser. Delinquent assessments incur 12% interest and a $10 late fee.
- Leasing & rentals: The declaration does not impose a minimum lease term or restrict leasing, but any future amendment to leasing rules would require approval from Eligible Mortgage Holders (if any).
- Insurance: The association carries property insurance on common elements and units (excluding owner improvements), general liability insurance (minimum $1,000,000 per occurrence), workers' compensation, directors & officers liability, and fidelity bonds. Unit owners may obtain their own coverage for their unit and personal property.
