Villa de Madrid is a 16-unit condominium community in Phoenix, AZ, established under Arizona's Horizontal Property Regime. You own your apartment unit and share common elements with other owners. This declaration governs ownership, use, leasing, and assessments for all unit owners.
- What you own & maintain: You own the interior finished surfaces (e.g., plaster, paint, wallpaper) and non-load-bearing walls within your unit. The common elements—including bearing walls, structural components, and common areas—are owned jointly by all unit owners and maintained by the association.
- Leasing & rentals: Leases for periods shorter than 30 days are prohibited (no transient or hotel use). Any rental must comply with the declaration and association bylaws. Owners are required to notify the board of any offer to lease and allow association members a 15-day right of first refusal to match the offer.
- Right of first refusal: Before accepting an offer to sell, lease, or rent your unit, you must give the board written notice of the terms.
