Contessa Bella Condominiums is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements. The declaration governs use, maintenance, assessments, and restrictions for all unit owners.
- What you own & maintain: You own the interior of your unit (finished surfaces, fixtures) and your garage. The association maintains all common elements, including building exteriors, roofs, landscaping, pool, spa, and clubhouse. You must maintain limited common elements like your patio, balcony, garage door, windows, and HVAC unit.
- Leasing & rentals: Leases must be in writing, for the entire unit, for a minimum term of six months. You must notify the association of the lease dates and tenant names. The tenant must comply with all governing documents.
- Pets: No more than two domestic pets per unit. Pets must be leashed (max 6 feet) when outside and cleaned up after. No pet structures visible from outside. The board may further restrict pet size or number.
- Parking & vehicles: Vehicles must be parked in your garage or driveway first; only then in unassigned common spaces. Commercial vehicles (large trucks, RVs, boats) are prohibited except in your garage. No vehicle repairs (except emergency) or storage of inoperable vehicles on the property.
- Architectural review: Any exterior changes, including window coverings, paint, patio furniture, or structural alterations, require prior written approval from the Architectural Committee or Board. Nonstructural interior changes also need approval if visible from outside.
- Use & occupancy: Units are for single-family residential use only. Home businesses are allowed only if not visible or audible from outside, no more than one non-resident employee, and no nuisance. No clotheslines, no temporary structures, and no hazardous materials in quantity.
- Assessments & fees: All units pay equal common expense assessments. The board can raise assessments annually up to 10% or CPI increase (max 20%) without a vote; larger increases require a 2/3 owner vote. Special assessments also require 2/3 approval. Delinquent assessments incur 18% annual interest and late fees, secured by a lien on the unit.
