Coronet Manor is a single-family residential subdivision in Phoenix, AZ, governed by recorded covenants (CC&Rs) that run with the land. All lot owners are bound by these rules, which are enforceable by any owner. There is no homeowners association or monthly fees; the covenants focus on land use and building standards.
- Single-family residential use only: Every lot must be used as a single-family residential lot. No commercial, institutional, or multifamily uses are permitted.
- Minimum house size and height: Dwellings must have a ground floor area of at least 1,400 square feet (excluding open porches, garages, and extensions) and cannot exceed one story.
- Fence and hedge restrictions: Solid walls or fences over 2.5 feet high are not allowed nearer to the front street line than the front wall of the house (or at least 25 feet from the front lot line if no house exists). - Lot subdivision and conveyance: Lots cannot be resubdivided into smaller parcels or conveyed in less than full original dimensions, except for public utility purposes or transfer of a portion to an adjacent lot owner (after which the combined parcel is treated as one lot).
- Building construction and relocation: All structures must be new construction. Buildings cannot be moved onto a lot from another location unless the building has historic value and a majority of lot owners approve in writing.
- Duration and amendment: These covenants run with the land until December 31, 2016, and automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
