Palm Grove Glen is a single-family residential subdivision in Phoenix, AZ. These recorded covenants run with the land and apply to all owners and occupants, but there is no homeowners association or common areas—enforcement is by lot owners. The restrictions automatically renew every 10 years unless changed by majority vote.
- Residential use only: All lots are for residential purposes only. No business, hospital, sanitarium, hotel, duplex, apartment, or any commercial activity is allowed.
- Minimum dwelling size & setbacks: Every single-family dwelling must have at least 1,600 square feet of ground floor area (excluding porches and garage). Front setback is 25 feet, side street setback 10 feet, interior side setback 7 feet. Minimum lot width is 90 feet (80 feet for Lot 12), and minimum lot area is 10,000 square feet.
- Architectural review: An Architectural Control Committee must approve plans for any new building, alteration, or fence. If the committee does not respond within 30 days, approval is deemed given. The committee can be changed by majority of lot owners.
- Pets: Household pets (dogs, cats, etc.) are allowed but not for commercial breeding or sale. No livestock or poultry.
- Signs: Only one sign per lot, no larger than 5 square feet, advertising the property for sale or rent is allowed. Temporary builder signs are also permitted.
- Trash & nuisances: Trash must be kept in sanitary containers, stored in a designated 3x6 foot area at the rear of each lot. No noxious or offensive activities, and no unsightly objects (like billboards) on residential lots.
- What this document doesn't cover: There is no homeowners association, no common areas, no dues or assessments, no rental restrictions, and no age restrictions. It does not address parking, vehicles, or amenity use.
