Dahlia Pointe is a single-family home community in Mesa, AZ, governed by a homeowners association (the Association). These CC&Rs apply to all lot owners, residents, and guests, and cover everything from architectural changes to parking and pets.
- Residential use & home businesses: Lots must be used exclusively as residences, but limited home businesses are allowed if they are not visible, audible, or smelly from outside, don't generate customer traffic, and comply with all laws.
- Architectural review: Most exterior changes (including landscaping visible from neighboring property) need prior written approval from the Architectural Review Committee. Approval is deemed denied after 45 days if no response. Fees and a compliance deposit may be required.

Commercial vehicles, RVs, boats, and inoperable vehicles must be kept inside a fully enclosed garage. Vehicles in violation may be towed at owner's expense.
- Landscaping & maintenance: The Association maintains front-yard landscaping (Landscape Maintenance Areas). Owners maintain enclosed rear/side yards and must keep them free of debris. Landscaping visible from neighboring property requires Architectural Review Committee approval.
